Mexico City ranks as the highest
During 2024, housing prices in Mexico continued their upward trend, although at a slightly slower pace than in previous years. According to the SHF (Federal Mortgage Society Housing Price Index), the national average value of a home purchased with a mortgage was around $87,000 US. (1.74 million pesos.)
As of March 2025, housing prices in Mexico increased 6.8% annually, with homes nationwide reaching an average price of $1,500 per square meter.
Mexico City has the highest prices with the average price of $2,800 per square meter.
Following Mexico City is the state of Nuevo León, known for its industrial activity, where the average housing price per square meter stood at $2,600.
Third place belongs to the state of Jalisco, one of Mexico’s most important regions due to its economic activity. Housing in Jalisco’s municipalities has an average price of $2,300 per square meter.
Jalisco is followed by Sinaloa, famous for its agricultural activity with housing prices at $2,000 per square meter.
In fifth place is Baja California, at $1,900. Who would have thought? Surprising, right?
