As of June 2025, 533 luxury homes had been registered nationwide, according to data from the Single Housing Registry (RUV). Still, these properties represent a small fraction of the total housing market, accounting for just 0.15% of all residential construction. Most homes built continue to fall into low-income or traditional categories.
One standout region is Baja California Sur where the luxury market is thriving, fueled by robust tourism and foreign investment. High-end developments in hotspots like Los Cabos frequently command prices well above the national average.
Construction costs for luxury homes in Mexico typically range between $1,000 and $2,000 per square meter. In BCS, especially in Cabo San Lucas and San José del Cabo, costs often exceed this range due to heightened demand and limited supply.
High-end properties in the region sell for anywhere from $1 million to over $15 million, depending on location, size, amenities, and exclusivity.
Despite luxury housing’s niche market share, areas like BCS illustrate how lifestyle appeal, investment interest, and limited inventory continue to drive growth and value in Mexico’s high-end real estate sector.
