Property taxes in Mexico are significantly lower than in many foreign countries, calculated on the cadastral value, which is usually below the property's resale value. To maximize savings, pay your property taxes between January and March to benefit from municipal discounts.
For 2025, the government has rolled out the "Save your money, pay in January" campaign, offering a substantial 20% discount at the start of the year. Taxpayers who are up to date through 2025 can pay their property tax in advance and enjoy graded discounts: 20% in January, 15% in February, 10% in March, and 5% in April.
Payments can be made at the local tax office in San Jose del Cabo next to the fire station, and in Cabo San Lucas at the municipality offices located at the Transit Offices on the way to Todos Santos, and at the offices across from the Pedregal main entrance and at the delegation.
In Mexico, unlike some countries where property taxes are managed by mortgage companies or banks, foreigners must handle their property taxes directly at the beginning of each year. Remember, there’s no mailed reminder, so it's crucial to mark your calendar for this annual financial obligation.
