Protected Views?  Better check the zoning! We often hear stories of buyers that bought that piece of paradise with views of forever only to discover 5 years from their purchase a hotel is being built right in front of them or maybe a housing developer sold a view lot, charging outrageous lot premiums for a guaranteed view forgetting to disclose it would be only temporary as the land below would soon be developed blocking the premium view.  Trusting in the word of others because they promised you will not bring back your view. Unless you are oceanfront or everything surrounding you has been constructed according to the approved zoning, there is no such thing as a guaranteed view.

Yes, we do have a planning and zoning department here in Los Cabos.  We call it Implan and it is located in San Jose.  In 2014 a permanent zoning map was implemented which designates each and every properties land use.  We have commercial zones, industrial zones, multi-family zones, residential zones, residential touristic zones, hotel zones and even protected zones that can never be built on.  The map is large with lots of pretty colors outlining the specifics zones and specifying the building requirements.  What can and cannot be built on every parcel of land.  Prior to 2014 parcels were zoned but not specifically and the zonings could easily be changed to suit developer’s needs, for the right price that is.  Zonings had a tendency to change with incoming and outgoing administrations.  It came down to the old who knew who.  That is until our legislature approved the gospel zoning map we currently live by. Los Cabos has now evolved and the Wild West days as the old timers like to call them are long gone.  We do have a way of predicting what will be built around you, heights, densities, setbacks.  It is all there in the pretty colored map (with really small print).  Take the time to do the homework.  Go visit the nice people at Implan or find lots of info on their website: www.implan.com.mx

New Digs for Cabo Gold Real Estate. Who doesn't Love an Auction?
