Beachfront Developments Los Cabos Part ll

A few years ago, oceanfront land in the corridor was available at a reasonable price, however, reasonable is a state of mind, or maybe a state of wallet. Well I can tell you this, if you desire beachfront in the corridor today it will be at a premium. And why not, if you consider the variables. Los Cabos is a perfect scenario of ideal. The style of living in the Baja seeps slowly and deeply into your new relaxed lifestyle. Here we present the very best of the oceanfront communities.

El Dorado Golf & Beach Club This Discovery Land Co. project was the first Mexican destination for developing the ultra exclusive private communities. Mike Meldman purchased the oceanfront golf course from Sanchez Navarro, (Grupo Questro), at a time when that sale money would go into developing the massive Puerto Los Cabos Marina, golf course, and residences.

The immediate success of this high end concept single handedly changed the real estate market and raised the bar to acceptance of high end private developments. While the Pedregal has its appeal with its close proximity and cliff side vistas and the Palmilla has its own style and flavor, El Dorado raised the bar for exclusive members only. The founding members who were already there were wrapped into this latest private club, but owners of golf memberships were distraught over losing access to the course. No matter, they lost out.

These built in new members gave El Dorado a financial boost to immediately redesign the Nicklaus course. The beachfront holes fell to 42 beach front lots ranging from 1/3 to a full acre. These custom home sites are now home to a who's who list of celebrities, pro athletes and CEOs. Further expansion on the eastern side has houses and colorful condos which can be seen from the highway. The far west side adjacent to The Marquis is now being bulldozed and compacted for the remaining space in the first row.

Meldman understood that beachfront is seldom used for a golf course. A case can be made that the golf course designers took advantage of the unsophisticated Mexican developers even doing it. One hole in Cabo Real was sold a few years ago to Ventanas for $22million. The result is the next three holes on that course are so bolixed up they are almost unplayable, but what does Grupo Questro care? Sanchez Navarro doesn’t even play golf and he’s $22million richer.

Purchasers of the Eldorado condos real close to the highway have been told they need not worry about the current traffic noise as there is a project underway to move the fourlane that goes close by them and close behind Cabo Real and El Dorado. The current road will become a private road, and the highway will be moved further inland. The $30 million project is being paid by the developments affected, but there is still push back from the locals who feel this is a beach grab and they will be prevented from getting to their own beaches,

The entire El Dorado project is 540 acres with a mile of beachfront smack in the middle of the corridor. Service and amenities are stand out and a signature asset of Discovery Land Co.

Twin Dolphin Los Cabos

This is a three part development on the iconic site of the former Twin Dolphin Hotel. As one of the original hotel sites Twin Dolphin housed the celebrity set with Elizabeth Taylor, Sophia Loren, Lucille Ball and Desi Arnez, Bing Crosby and John Wayne. It has perhaps the best swimming beach in the corridor with the ever popular Bahia Santa Maria, a favorite of the day tour boats out of Cabo San Lucas a mere six miles away. The amazing Playa Viudas is the second swimmable beach that comprises the shoreline of this ocean front paradise. 15 years ago we were enjoying lunch at the original hotel after a run on their nature trail as we congratulated ourselves for moving to Baja. A year later the purchase was completed by the Ohana Group. The hotel was torn down, the nature trail closed and the developers began bulldozing the land.  Public access to the two beaches continued as they slowly and meticulously reshaped the terrain over the next 10 plus years before offering the lots for purchase.

The Montage Los Cabos Sitting front row on the half moon shaped Santa Maria Bay is the new Montage Los Cabos. With 122 guest rooms it was expected to open this month. Superior services and amenities will be offered including wellness center, tennis, lawn activities and the Montage Spa. Two pools and a signature immersive children's program called Paintbox will make this a family vacation resort. Multiple dining options will focus on local seafood and organic produce. Meeting and convention facilities will be offered.

Montage Residences Sitting directly above and behind the hotel will be 52 private Montage residences. Also scheduled to open this month, these single level luxury condos will have excellent views and access to all of the Montage Hotel amenities. Private dining is offered for in-suite entertaining. Hiking and biking trails with access to desert, mountain and beaches will have you exploring this amazing location. Being in the middle of Los Cabos’ both towns makes you a 20 minute drive away from either.

Maravilla Los Cabos For the fortunate owners of the exclusive Maravilla one of the most amazing private beach clubs awaits called The Club. The centerpiece of the community with endless amenities and a more than 60,000 square foot clubhouse. There are private cabanas, hot tubs, fire pits, water toys, spa, yoga and fitness centers overlooking Playa Viudas. There will also be an outdoor amphitheater and two story climbing wall, fitness palapa and a staff that will make every activity feel like a private encounter. Custom homesites are offered in Las Playas and Las Colinas. All homesites are elevated allowing extraordinary whitewater views. There are plenty of green spaces including an 18 hole putting course and outdoor play areas. This is another private community offering the very best in amenities and personalized services. The Santa Maria Beach Club offers bay front dining and bar services as well as a perfect place for sunbathing and aquatic adventures. A Fred Couples Signature Golf course is currently under construction.

Chileno Bay Club This is another remarkable master planned community with golf and beach club. The location has the perfect blend of bays, rocks, mountains and a sloping gradient that allows for incredible white water views from all lots. The storied history of this property began when Bud Parr purchased this land and opened Hotel Cabo San Lucas in 1961. Like a grand dame with a rich past, this property has had a few marriages and lovers, ups and downs.

A group of investors purchased the hotel from Parr and the surrounding land on both sides of the highway. The first thing they did was move the highway to make more ocean side lots and began to design the golf course. After running into cash flow and unfavorable market conditions they brought in Discovery Land company to take over. The 2008 US housing market crash undermined that.

Another US developer, this one from Aspen, Colorado, picked up the project, rearranged the masterplan and gave it another try but it did not work out. Mike Meldman and Discovery Land Company decided they wanted another go at this property, and one only needs to see the level of building activity to see this second marriage is doing well.  After some more masterplan rearranging and the addition of the Auberge Resort they have begun the finishing touches to the infrastructure and golf course. Today the Tom Fazio course is completed, and so is their beach.

Phase one of the Chileno Bay Resort and Residences has nearly sold out and phase two is nearly completed. This Is Auberge Resorts’ second property after Esperanza a few miles west.
